Frankfurt Germany’s landowners ponder their property tax returns. By the end of October, the tax offices will be requesting numerous data for the 36 million properties in Germany. The reason: The Federal Constitutional Court overturned the old calculation method.

From 2025, the new property tax will have to be paid. Citizens should “no longer be burdened” overall, explains the Federal Ministry of Finance (BMF), but concedes that “individual tax payments will change”.

What is already becoming apparent: Whether it will be more expensive depends heavily on the federal state. Interestingly, owners in prime locations in Munich are particularly well off, while in many cases in eastern Germany, property taxes are likely to rise sharply. It will definitely be more expensive for owners of undeveloped land, while the tax burden will decrease for owners in structurally weak areas.
