Space for new buildings in the city is becoming increasingly scarce.

Berlin While the last concrete is still being poured further back, the first building in front is already getting its clinker facade. Soft brown, in the style of the traditional Potsdam villa district. Under the circling cranes, Marzena Rybicka puts on her protective helmet and enters the construction site.

The managing partner of Seastone Real Estate is checking the current status of the eight city villas with 136 condominiums that are being built here in Bornstedt, in the north of the Brandenburg state capital. “It’s rare to get properties like this in Potsdam,” explains Rybicka. When she was awarded the contract by the city when the concept was awarded, the name of the ensemble was already set: “New Love”.

In fact, there is not much going on in Potsdam for investors and owner-occupiers. Space for new construction is becoming increasingly scarce.

The town hall openly admits this in its analysis of the housing construction potential. In 2022, only 871 apartments were approved. The number of completed apartments fell by 63 percent compared to the previous year.
